Rossmoor is a Seniors Retirement Community offering so much to its residents that when I interviewed one gentleman in the Golden Gateway Clubhouse he told me it was easily the best decision he could have made to retire here.  With close to 9700 in the Rossmoor population, here are 6678 residences comprised of co-op buildings, condominiums and even some detached homes which are all part of the master planned unit development.   There are 200 clubs that operate on the property, 6 Clubhouses, the Gateway, the Hillside, the Dollar, the Del Valle and the Creekside, along with the newest addition is a Clubhouse called the Event Center    

The Gateway Complex is closest to the entrance and is the central hub of Rossmoor.  It is in front of the Golden Rain Association Management offices and has a library, a meeting room,and Fireside Room with seating for reading and a bar area for social events in addition to a larger room used also for events. The Social Center and a 150 seat theater for enjoying films or lectures.  The Hillside Clubhouse has a lap pool also used for exercises or the casual float.There are bocce courts, lawn bowling courts and even a picnic area outside.  The new Event Center opened in 2013 and can seat up to 450 guests and flanks one of two golf courses. Across the street is the Creekside Center which includes Security offices, the Rossmoor News, golf shop and the Creekside Grill, a full service restaurant which abuts the other golf course.  There are also tennis courts and lots of activities to keep the active senior busy. The Del Valle Clubhouse is the fitness facility for Rossmoor and contains an indoor pool offering comfortable year-round swimming.  The same facility offers a full gym and trainers, dance classes and more.  The Dollar Clubhouse has intimate meeting rooms, a picnic area, pool and walking paths.

 The property is managed by the Golden Rain Association which has to approve every resident to live within Rossmoor.  Each resident needs to either be 55 years old or married to a resident that is at least 55 years old. This project is chartered for owner-occupants so the Association strictly enforces that no unit can be rented out for more than 12 months over the ownership period.  The Golden Rain Association asks for 30 days to approve all applications but has accommodated the all cash purchase that may need to close escrow in a shorter timeframe.  There is a $7000 buy-in fee, you will need to provide proof of your age as part of the application process.  Only two title companies handle the Rossmoor development, North American Title and Old Republic Title Company.  Each of them have convenient offices to the property. Owners enjoy a group discount on their cable service through their membership.  Taxes, HOA dues and cable are all collected in one billing monthly to simplify the process for the resident or family member who is supervising the resident's finances. 

What is also helpful as part of the monthly HOA dues is that there is a bus which stops at any number of bus stops, along 5 bus routes within the community. The buses pick up seniors going directly to the Shopping Center across the street on Tice Valley Blvd..  This also  facilitates travel for seniors who are no longer able to drive.  There are a Safeway, a CVS Pharmacy and a Wells Fargo Bank amongst other services conveniently located in this shopping strip. Anyone wanting to catch a ride to BART can transfer to an AC Transit bus to go to Walnut Creek BART or even go to downtown Walnut Creek or other places on still another transfer at BART.  BART also runs to the airports for seniors going away on holiday.

People buying within Rossmoor can feel more confident of their purchase because Rossmoor regulates each sale with a prior to listing inspections and a prior to transfer follow-up inspection. They require that improvements made to the properties be done by Rossmoor approved contractors in an effort to protect the senior community from being fleeced.  Immediately before the close of escrow, incoming residents are required to attend an orientation meeting that advises them how to apply for their car badge enabling them to enter the gates electronically thereby bypassing the Sentry Guard line.
